We’ve connected with a private funding group that will provide you with Institutional/Hard Money (85% Purchase; 100% Rehab) at about 12% + 4 pts, partnered with Private Money (15% gap + fees) at similar rates, to provide 100%, no money out of pocket, for deals.

Things to note:

  1. They don’t add square footage
  2. You will need a realtor/agent onboard to backup/substantiate your ARV.
  3. Their threshold is a Lien + Rehab budget of 80% or less than the ARV.
  4. They can’t do a project if you’re using Hard Money but if you buy Cash or Creative they can work with you.
  5. They have a free rehab estimator app you can download to get an idea of pricing.

This program uses AI to make 1,000’s of calls in just hours for you and have dynamic conversations with potential seller. You can customize scripts and campaigns for different lists and track conversions. This could potentially replace outbound VA calling for a fraction of price.

100% Funding and Labor - Flip Partner

I’ve connected with a company that will partner with you on flips to provide 100% Funding and will handle all the rehab.


After the sale, you and the company share the flip profits 50/50. Essentially, it’s like bringing a wholesale deal but instead of an assignment fee, you share in the flip proceeds.


This is a program so there is an initial fee but I’ve discussed with them a reduction/deferment on this to make it easier for people to join. After the initial one-time fee though they will fund and do your flips for life.

Solar Panels - No out of pocket costs

I connected with a rep for Harbor Solar and they have an interesting deal. If you own an SFR and have a 650 credit score with at least one bureau, they will install solar panels (an possibly a new roof) at no out of pocket cost. They provide a 25-year warranty on the panels (and the roof), will lower your electric bill to a set fixed amount, and you should receive an approximate $10K tax credit. Additionally, the panels should increase the value of the property.

 

If it’s a LTR the lower fixed bill should be attractive to the renter, while with a MTR/STR/Co-Living arrangement the lower bill will benefit you. The way they make money is on the spread between what you pay on your bill and what the electricity actually cost.
